The New School

354,000 SF of Hi-Tech University Space in NYC

The University Center is The New School's largest-ever construction project, adding to the university's Greenwich Village campus 375,000 square feet of classrooms, a library, an auditorium, a 608-bed student residence, dining and athletic facilities. The University Center has been awarded a LEED Gold rating.

Sustainability is a core value at The New School and is an essential feature of the new University Center. With a U.S. Green Building Council LEED rating of Gold, the University Center will help set the New York City standard for green technology and building practices. The building will serve as a teaching tool for New School academic programs in architecture and design, environmental studies, and sustainability management. Fulcrum provided comprehensive commissioning and technical services to the New School for this innovative project.  The client engaged Fulcrum at the start of the design phase.

Beyond LEED Fundamental and Enhanced Commissioning Services, at the client’s request, Fulcrum delivered comprehensive client advocacy in order to streamline the design, trades buyout, construction and turnover process while also ensuring operational sustainability, energy efficiency and programmatic success.

A major component of Fulcrum’s support was assisting the construction management team in overseeing an accelerated and complex start-up and turnover process which included ensuring the site achieved a TCO in time for residential occupancy.

Fulcrum’s support helped the owner maximize the performance of its construction management group thereby avoiding costly and time consuming missteps in order to ensure a summer 2013 occupancy.
