One Bryant Park
The Fulcrum team congratulates the Durst Organization and the Bank of America on this soon-to-be completed state-of-the-art building. This 2.1 Million GSF, 54 story high-rise tower located in Midtown Manhattan has become the benchmark for future office tower projects with its incorporation of cutting-edge designs and environmentally-conscious support systems.
Upon completion, One Bryant Park will be the world's most environmentally responsible high-rise office building and the first to strive for the U.S. Green Building Council's Leadership in Energy & Environmental Design (LEED) Platinum designation. The project incorporates innovative, high-performance technologies to use dramatically less energy, consume less potable water and provide a healthy and productive indoor environment that prioritizes natural light and fresh air.
One Bryant Park will feature a wide range of sophisticated environmental technologies, from filtered under-floor displacement air ventilation to advanced double-wall technology and translucent insulating glass. It also will include a state-of-the-art onsite 4.6-megawatt combined heat and power plant, providing a clean, efficient power source for the building's energy requirements. Recovered thermal energy from the plant will also heat and cool the building. The building will save millions of gallons of water annually through such innovative devices as a grey-water system to capture and reuse all rain and wastewater. A thermal storage system will produce ice in the evenings, which will reduce the building's peak demand loads on the city's electrical infrastructure. Daylight dimming and LED lights will reduce electric usage while carbon dioxide monitors automatically introduce more fresh air when necessary.
It is also the first building in Midtown Manhattan to make a step towards the PlaNYC Energy Initiative 9, which promotes the expansion of clean distributed generation (Clean DG).
Fulcrum is honored to have been selected by the Durst Organization to provide this project with comprehensive building commissioning services in support of their goal to achieve a LEED Platinum designation and to ensure the realization of their requirement for high-efficiency building operations well into the future.
